Half the purchase, financed.
Every buyer is offered financing of up to 50% of the purchase price. You put down the other half across the construction schedule, and the balance is carried over a fifteen year term at a fixed rate between 5% and 6.5%.

What secures the loan.
The loan is collateralised against the unit itself, with the lender taking first position on the title, and against the returns that unit produces in the rental pool. Buyers ask this early, so it is worth stating plainly: the security is your residence and its income, nothing outside the transaction.
